What is Legionella?
Legionella bacteria can develop in poorly managed water systems and can cause Legionnaires' disease, a potentially serious form of pneumonia.
These bacteria thrive in stagnant water, at temperatures between 20 and 45 degrees Celsius. Such conditions are common in stored hot and cold water systems, cooling towers and tanks, showers, and irregularly used outlets.
People become infected by inhaling aerosols (small water droplets) containing Legionella bacteria.
Who needs a Legionella Risk Assessment?
Essentially any building with a water system where water droplets (aerosols) may be inhaled.
Such as schools, offices, care homes, sports facilities and rental properties with shared water systems.

Legal Requirements
Under UK health and safety law, organisations must identify and manage the risk of Legionella bacteria.
The main legislation and guidance includes the HSE Approved Code of Practice L8, HSG274 Part 2 and several others.
These regulations require duty holders to:
-
Identify Legionella risks.
-
Carry out a Legionella Risk Assessment.
-
Implement a control scheme.
-
Maintain records and monitoring.
