Fire Door Inspection Surveys for Schools and High-Risk Buildings

What is a Fire Door Inspection?

A fire door inspection is a detailed, door-by-door assessment of the condition, installation and operation of fire-resisting door-sets, considering door leaf condition + certification, gaps, smoke seals, hinges, correct signage and more.​

The objective is to confirm that each fire door is fit for purpose, capable of performing as intended during a fire, and that it aligns with both current standards and best practise guidance.

Why do Fire Door Inspections matter?

Schools contain a large number of occupants and frequent door usage, increasing wear and risk.

Fire doors are especially critical:

  • Around boiler rooms and plant areas

  • Along escape routes and corridors.

  • Between classrooms, halls and stairwells.

Regular inspections help schools meet their duty of care, identify defects early, and prioritise remedial works before issues can reduce safety.

Competence and Training

Inspections are carried out by a surveyor currently completing the Level 3 Award in Fire Door Inspection (Xact), ensuring inspections are in line with recognised methodologies and industry expectations for a competent person.

Inspection Frequency

In line with BS 9999 and recognised best practice:

  • Fire doors in commercial and educational buildings should be inspected at least every 6 months.

  • Doors in high-use / high-risk areas may require more frequent checks.
